1. Is it bigger than an bread box? Just kidding, that one doesn't count.
The Village of Angel Fire is over 18,000 acres. Add to that, developments just outside the resort like Hidden Lake, Taos Pines and acres and acres of unrestricted mountain country. Tell us your dreams We want to know your vision: a house or condo in the resort, a secluded escape, ski-access property. Ask us anything, we can help sort out the numbers and the neighborhoods.
2. Wow, that’s a lot of options. How do we find what we want?
When you talk, we listen. And then we’ll ask the questions to focus in on your dream. We’ll preview all the properties that fit your criteria and select the best. We won’t waste your time looking at homes that just won’t suit you. We can arrange a showing of anything on the market, thanks to the Multiple Listing service (MLS) of the Taos County Association of Realtors. We make sure you see all appropriate properties, no matter who has them listed. We know the market, the issues and we’ll share everything you want to know.
3. Are the Angel Fire Resort amenities available to everyone?
Every property located within the Angel Fire Resort is assessed an annual base membership fee. The base membership entitles you and your family to use all the common area amenities, such as Olympic Park, Monte Verde Lake, Tennis Courts, Greenbelt Areas, RV Park and the Stables. You also receive golf and lift ticket discounts. Upgraded memberships, including free ski passes or green fees or both, are also available.
4. I’m thinking of land. With thousands of acres available, where do I start?
What do you like to do? What are your goals, timeframe? Let’s talk location – lake, golf course, ski access, hiking trails just steps from your back door. How about views? Wheeler Peak, Eagle Nest Lake, overlooking the village, top of the Chili Express. Maybe you want a horse property. We’ve organized our land/lot listings so you can search by the follow features: Golf | Monte Verde Lake| Ski | Horse Property | Views | Greenbelt | Unimproved | Commercial | Outside the Resort. 5. Ever heard of the tomato factor? Tomato factor? What’s that?
Let’s say you fall in love with a property. It’s high on the mountain with awesome views, ski access, massive fireplace, everything on your list. We’ll help you think through some things that aren’t on your list, but that could affect your enjoyment Like the “tomato factor”. It’s 5:30 and your dinner guests will arrive in 30 minutes. You’re about ready to toss the salad and you realize you forgot the tomatoes. It may only be 5 miles to the store, but traversing the mountain will take at least 15 minutes – each way. We’ll talk about winter access, convenience, orientation to the sun, does the snow dump off the roof in front of the garage? We want your dream to be everything you thought it would be.
6. What’s the market going to do?
Our crystal ball is loaded with first-hand, up-to-date research on the local market. Here are a few of our current predictions:
Appreciation will continue in any higher quality properties in Angel Fire and the Moreno Valley. Location, as always, weighs in on value, e.g., Monte Verde Lake area, AF Resort Golf Course, ski access and awesome-view properties. Prices remain more stable in lesser quality properties that are dated, due to more inventory. Some of the best buys lie in properties that need work.
Luxurious new real estate developments are generating interest. Several new condo developments offer ground floor investment opportunities.
7. What if we’re located elsewhere?
If you’re still searching and have to leave the valley, we’ll bird-dog the project for you, pursuing every possible avenue. In the meantime, if you see an ad or a sign for a property that looks interesting, call us, and we’ll secure further information and photos We’ll know your criteria, style, budget.
8. Who does the real estate agent work for?
In the past, most agents worked for the seller. Today, the most common brokerage relationship is Transaction Brokerage. And this is our practice at RE/MAX Bella Tierra.
As a Transaction Broker we assist you through the transaction without being an agent or advocate for you or the seller. We represent the transaction. You are not legally responsible for our actions and a written contract with us is not required. As a transaction broker, we disclose to you, among other things, any adverse material facts we know about the property. In addition, we will not disclose to the seller that you may be willing to pay more than what you offered. Your confidentially is maintained unless you give us permission differently. Forever. What you tell us, stays with us.
9. What happens when we fall in love with a particular property?
Smile. RE/MAX Bella Tierra will help you prepare an offer. We use approved New Mexico Real Estate Commission forms with modifications and addenda specific to this area, with additional provisions tailored for you.
10. What about earnest money?
Your offer to purchase is normally presented with a 5% to 10% deposit. This earnest money is deposited into a trust account with the title company after the offer has been accepted by all parties. It becomes part of your down payment at settlement and shows the seller your commitment to the transaction.
11. When can we close?
If the seller accepts your offer, you can expect the closing to take place within 30-60 days, depending on your due diligence requirements and financing.
12. Can we negotiate?
Of course, but if the seller rejects your offer, don’t be discouraged – we will help you figure out the next step to take, whether to pursue the original property or to move on.
13. Any flexibility on those prices?
Some sticker shock is normal. Prices are higher compared to some parts of the country, but so is the value. Most properties sell within 5% of their list price. Your broker can assist you by providing comparable sales so you can make an informed price decision.
14. How do we get the best price?
Make offers as clean as possible, with minimal contingencies. Seek diamonds in the rough. Many buyers can’t visualize “potential” . . . if you can, that’s an opportunity. If you want to finance your purchase, get pre-qualified with a local lender or your preferred lender and submit that approval with your offer.
15. How do we arrange financing?
The majority of Angel Fire buyers secure financing through mortgage brokers and banks based in the village area. RE/MAX Bella Tierra brokers have relationships with numerous lenders and will assist you with locating a lender based on the type of purchase you are making.
16. What about a 1031 tax-deferred exchange?
RE/MAX has helped buyers and sellers with property transfers using a 1031 tax-deferred exchange. We have the special language to use in the contract and will communicate with the exchange company to ensure all date requirements are met.
17. What about closing costs?
All closing costs are negotiable and will be stipulated in the Purchase Agreement. In Angel Fire, typically the seller purchases a standard title insurance policy for the buyer (your guarantee the seller will convey clear title to you). Closing costs usually amount to less than $300. Your lender will review financing costs (points, appraisal and credit report fees) with you. You or your lender may require a survey or additional title insurance. The buyer’s Angel Fire membership fees will be prorated to date of closing. There are no transfer taxes accessed on real property in New Mexico
18. Do we need to come back for closing?
Most closings are handled long distance, thanks to FedEx, UPS and the wire-transfer system. RE/MAX Bella Tierra will coordinate and work closely with the title company to take care of all the details of the transaction. New Mexico does not offer table funding. This means the funds have to be received by the title company and the warranty deed recorded at Colfax County Courthouse prior to possession. Depending on the timing of your closing, possession may happen the same day of settlement or the following day.
19. What will you do for us?

Order the appropriate inspections, i.e. home, septic, survey 3. Track up to 30 deadline dates in the purchase agreement 4. Work with your lender and the appraiser so your loan is approved in time 5. Confer with the title company about numerous closing details and the preparation and approval of your settlement statement 6. Provide you with all the information for a seamless transfer of utilities into your name 7. Communicate with you by telephone, e-mail, fax, special delivery to make sure you are informed every step of the way, every initial and signature is in place, every inspection report is reviewed together 8. Remain you primary source of information and assistance, months and years after closing
